Intellicenter 100KB

Koll Development Company (KDC), one of America’s leading commercial real estate firms, has announced the development of the “Intellicenter,” a branded, high-performance office building that will be in compliance with the LEED Building Rating System. With goals of flexibility, improved indoor air quality, a comfortable work environment and energy efficiency, Koll Development searched for a supplier that would help them attain these objectives. Tate Access Floors was able to fit the bill.

LEED CERTIFIED  One of 12 projects that COPT has registered in the U.S. Green Building Council's pilot program for Leadership in Energy and Environmental Design (LEED) Core & Shell Development, the project was designed with a Silver LEED rating anticipated. Instead, it received Gold. A primary goal during design was flexibility in a potentionally high churn arena. Tate Access Floors was able to provide an underfloor distribution service for their wire and cabling needs that fit the bill.

Bowie Corporate Center 60KB

Welcome to Central City, a new state-of-the-art office complex which complements an existing regional shopping mall as well as Simon Fraser University's Surrey Campus. Consisting of almost 1,000,000 sq. ft., Central City is the largest office complex in Canada to embrace the growing North American trend towards raised access floors complete with under-floor air enabling occupants to better control their microclimate and reduce operating expenses.

Upon researching existing facilities, Convergys found that
reconfiguration costs for telecom equipment and work- stations were extremely high. As churn rates soared, it became critical to incorporate flexibility and cost-effectiveness into the design of the new Florida office space. With Tate’s Building Technology Platform®, Convergys can easily accommodate changing employee densities and telecomm requirements.

This multi-block, mid-rise urban complex in downtown San Francisco is a landmark project for sustainable design in commercial office developments. This building features floor-to-floor heights of 10’, increased natural lighting and raised floor distribution systems where mechanical, electrical and data delivery systems are efficiently contained in the sub floor areas providing ‘plug & play’ flexibility and reducing energy as much as 15%.

A raised floor plenum was incorporated into the concrete frame in order to accommodate an underfloor distribution system. This system delivers air between the structural slab and the floor instead of using ductwork in the ceiling. It provides more efficient cooling, saving as much as 10 to 15 percent on energy costs, and houses mechanical and electrical systems which allow for a more flexible use of space.
