As the IRS required over one million square feet of programming space, the biggest challenge for the project team was creating an economically efficient, environmentally responsible, healthy building while the major energy performance goal was to design the building to accomodate IRS’s peak seasons, when more space is needed, without operating a
mostly empty building year-round.
"Say I have a work group that needs to move its desks 3' feet in order to improve efficiencies. In a standard building, that might literally set 50 people right on top of the registers that were built for the area. With the UFAD system, we can lift up the floor tiles in that area and move the air diffuser below (which is actually a full VAV
box) to where we need it in the floor. In a short period of time, we can reconfigure the registers to get the best air distribution

Johnson County Builds First LEED Building
When the county was looking to get out of leased office space back in 2003, Johnson County deputy facilities director Neal Angrisano suggested that a green building was not only environmentally-friendly, it was also
a way to save money.

SSA Call Center
Originally constructed
in 1943 as a military warehouse, the SSA Teleservice Center building
was essentially unchanged until 1989 when a portion was developed
into office space to support the SSA Auburn TeleService Center.
Systems Acquisition Management & Support Complex
Though the LAAFB’s
new complex is a “military base”, it looks nothing like a military
installation. The concept is based on the design for another
Tate project, the Infonet building.
Santa Monica Public Safety
In addition to providing
a healthy and comfortable place to work, the City demonstrated
its commitment to the environment by designing the facility to
be extremely resource and energy efficient.
California Dept of Education
The California Department
of Education is a $392 million, five building, 1.5 million square
feet office project. The Governor’s Sustainable Building Task
Force helped to design & construct these buildings, which are
the “greenest” ever built by the state.
