Underfloor
air distribution is a big selling point, says
Collins of Ryan Companies, which will offer UFAD throughout
its Two MarketPointe building. “What we are selling
[with UFAD] is the ability to provide employees control
over the volume of air flow in their personal space.
That is not something that’s been available in
this market before,” says Collins, who adds that
improved indoor air quality and the ability for tenants
to reconfigure their space faster and more efficiently
also make UFAD a great draw. |

For example, the additional cost
for underfloor air distribution was offset by requiring less
mechanical equipment for air distribution and modular electrical
distribution, says Christensen. |

For
instance, to help cover the additional first costs for the
building’s underfloor air distribution
system, the team reduced the height of the building by
approximately one foot per floor, which “dramatically
lowered our building skin cost,” says Swearingen. “Integrated
design was a major time and money saver.” |

Has Workers' Health in Mind
It turns out that how your workplace
is designed makes a huge difference.
FOX 26's Melinda Spaulding shows you
a new "green" building in west Houston that
is helping employees breathe easier at work. "Ground-level
air conditioning lowers energy demands, has better indoor air quality and lets
workers control their own space temperature." |

The Business Ledger August 2007
“CityGate Center is designed to make companies
more competitive,” Slack said. “The idea
is that the facility will help attract employees
and provide a low turnover rate and increased productivity.” While
shopping during the lunch hour has yet to be linked
to a solid work ethic, features like displacement
ventilation and underfloor air actually have. Quality
air flow has been proven to make employees more alert,
attentive and productive. CityGate Centre will have
these features throughout its facilities. |

for tenants and owners alike. The underfloor air system
saves energy costs for me, it provides better air quality
for the tenants, and allows for individual control of

Article: Energy Efficiency = Productivity
Buildings Magazine
“Our focus is more on
the guts of the building…whether we use raised
flooring, and whether we allow individual people at
workstations to be able to control their own environment…We’ve
seen studies where the efficiency or the productivity
of people can be greatly increased by a greater percentage
of fresh air and natural light…A one-percent
change in productivity dwarfs any other rent aspects
or cost aspects. That’s an area that we are
putting a whole lot of study in to and trying to
be pretty innovative in what we do.” |

www.emporis.com “With Dearborn Center...Prime
Group Realty Trust chairman Mike Reschke and I decided
that we would...incorporate into Dearborn Center as many
features that had evolved over the past 10 years as possible...the
first things we did…was to design a building that
not only has a 14-inch raised floor…but we also
put the heating, ventilating and air conditioning under
the floor...This meant that businesses could...reconfigure
themselves in a very short period of time and in an inexpensive
way...So Dearborn Center really, aside from being an absolutely
exquisite shell of a building, is equally impressive inside
with the technology that it has.” |
